The 10-foot-high and 150-foot-long retaining wall supporting this hillside home was in big trouble two years ago, when Alegria bought the property at a trustees’ sale. The city had declared it unstable and unsafe, in need of serious shoring up. But the then-vacant home was lovely, with beautiful ocean views, and the Alegria team knew it was worth saving.
The job took 14 months. Alegria first hired a local wall contractor and engineer, who redesigned the wall and the drainage system. It was a challenging job in a confined space. Working closely with the city and an accommodating next-door neighbor, Alegria’s engineer re-built the retaining wall, using the existing blocks, saving energy and resources. Inside, Alegria’s team gutted and rebuilt the kitchen and bathrooms, adding energy efficient LED lighting and a stunning 40-foot long ocean view deck. A new driveway, stucco and paint completed the job.
When it finally went on the market, the home sold in four days. For nearly $1.4 million – 25% higher than comparable homes in that neighborhood, boosting everyone’s home value.
